AIM OF THE PROJECT :
New residential building of 15 floors above ground and 6 underground floors for garages and cellars. The complex, as a whole, consists of 95 apartments, 2 swimming pools on the roof and, on the ground and first floors, commercial activities such as bakery, restaurants and spas accessible to the community independently from the services intended solely for the resident, such as the gym , wellness area and swimming pool. Each building unit has a terrace with an adjoining bioclimatic solar greenhouse from which the name of the building complex “Winter Gardens”.

BY SCL :
Continuous operational management of the architectural and construction works – in support of the Work management – with particular reference both to the technological verification of the adopted solutions and to the quality control on the finishes.

In addition to the daily check of the works on site and the drafting of a punctual register for each housing unit and for the common parts, technological checks include:
– planning of control activities according to the progress of the individual processes
– verification of “dry” stratigraphy for the construction of the façade and internal division walls
– verification of the stability of the secondary supporting structures relating to dry masonry
– verification of the stability of the false ceilings and control of the correct laying of the hangers
– validation of the design of facade cladding systems by verifying the calculations and on-site testing
– correct verification of waterproofing stratigraphy with on-site testing assistance performed with high voltage instrumental methods
– verification and correct laying of the acoustic insulation layers and desolidarization
– photographic documentation for the execution of subsurface systems and radiant screeds for interfacing with the installation works management
– verification of the sealing and smoothing of dry walls and ceilings
– reporting of the possible occurrence of injuries, damages resulting from incorrect installation or incorrect interventions by the contracting companies.

The architectural verification activities included:
– control of tracing and finite measurements
– verification of the architectural details with particular reference to the false ceilings and to the positioning of the ventilation grids of the VMC system and of air conditioning
– qualitative acceptance of the finishes used with respect to the approved sample material
– verification of the finishes according to the project
– drafting of detailed delivery reports
